Property tax notices for the Village of Canal Flats have now been mailed to all property owners on record. If you have not received your notice before May 22nd, please contact the Village Office at 250-349-5462 to obtain a copy. Failure to receive a tax notice DOES NOT eliminate the responsibility for the payment of taxes.
Payment for property taxes and the claim for Home Owner Grant are due Wednesday, July 2, 2025. Unpaid balances or Home Owner Grants are subject to a 10% penalty.
THE VILLAGE OFFICE WILL BE CLOSED MONDAY, JUNE 30TH AND OPEN TUESDAY, JULY 1ST, 8:30am TO 4:30pm.
Another Canada Post strike is possible on May 22nd where mail will not be processed or delivered for the duration of the national strike. The strike means that you may need to change how you get information about your account and how to pay your taxes.
While the Village does not offer a payment plan for taxes, full or partial payments can be made at any time by using one of the payment methods listed below. Only an outstanding amount on July 3, 2025 will be subject to the penalty. Postmarks are not considered as date of payment or claim.
If a mortgage company pays the taxes on your behalf and you qualify for the Home Owner Grant, the grant must be claimed on or before July 2nd to avoid the 10% penalty.
Payments can be made in person by cash, cheque, or debit card. After hours, cheques can be placed in the mail slot in the employee entrance of the Village office.
Payments can also be made electronically through online banking. The payee will be Canal Flats (Property Tax) or similar. The account number will be the Roll Number located at the top right corner of the tax notice. Please use the last 10 digits of this number with no decimal point and disregard the “568” prefix. Please allow for two to three days settling time if paying online.
The Village of Canal Flats is now accepting credit cards through the secure PaySimply system (with applicable third party fees) at https://www.paysimply.ca. Search for “Canal Flats” and the account number will be your Roll Number as described above.
Home Owner Grant
Eligible residential property owners can now claim their 2025 Home Owner Grant as soon as you receive your property tax notice. Grants must be claimed each year.

Property Tax Deferment Program
The Regular Tax Deferment Program is a low interest loan program that allows you to defer paying all or part of your property taxes on your principal residence if you’re 55 or older, a surviving spouse of any age or a person with disabilities.
The deadline for new applications is July 2, 2025. Property owners who are renewing their deferments will still be required to claim their Home Owner Grant on or before July 2, 2025.

Your Tax Notice
The Village collects its municipal portion of the tax and collects taxes on behalf of other tax authorities (school, hospital, RDEK and others). Assessment values, as determined by BC Assessment, are used to determine the tax rates required to raise enough revenue to cover the annual operating budget with the objective of operating an efficient, well-serviced, safe and livable community.
Canal Flats is unique in that our water and sewer user fees are also included on the annual tax notice as a separate line item and not affected by property assessment. The user fees are set by the Village of Canal Flats Fees and Charges Bylaw and reviewed annually. These fees are directly related to the cost of providing the services and cannot be used for any other purpose other than water and sewer, respectively.
2025 Beach Passes
The Village Council continues to authorize one free park and launch season’s pass for all property owners within the Village who wish to use Tilley Memorial Park. Beach passes for 2025 can be picked up directly from the Village office. If you are unable to visit the office during business hours, please call us to make alternate arrangements. Passes will not be sent in the mail.
If you are a landlord, please distribute the beach pass to your tenant or contact the Village office to authorize pick up.
Note that for safety purposes we will be posting Parking Lot – “Full” signs to stem the back-up of boats at the beach. Signs will be posted at the corner of Grainger Road and Beatty Avenue and at the top of the beach road and Richardson Crescent. Boulevards
It is the responsibility of all property owners within the Village of Canal Flats to maintain their properties including the boulevard. Seasonal or vacant property owners are responsible to keep the grass mowed. Long grass can become a fire hazard during the dry season and also attract mosquitos and noxious weeds. If a property becomes unsightly, fines may be issued by the Bylaw Enforcement Officer per the Unsightly Premise Bylaw No. 179. We are hoping all residents will take the time to keep their properties beautiful.
Improvements to the Village in 2025
Village of Canal Flats Council and staff are working hard to continuously improve the Village. Some of the improvements you will see in 2025 are:
– Shore to Shore Trail – paving from the Columbia Discovery Centre to the Canal Flats Post Office
– Sewer Lagoon Upgrade and Dike Phase 2 – Design and construction
– Dike Improvements – Phase 1
– Upgrades to the Canal Flats Civic Centre – new electrical service and roof restructuring/insulation
